Dubai registered 412 luxury residential sales transactions valued at over $10 million (approximately AED 36.7 million) each during the first nine months of 2026, totaling $6.67 billion (AED 24.47 billion), according to research by property consultancy Knight Frank published by Emirates 24|7. The volume of transactions represented a 15.4% rise compared to 357 deals recorded in the corresponding period of 2025.
In the third quarter of 2026, Dubai recorded 86 luxury residential sales priced at $10 million or higher. Among these, 73 transactions fell between $10 million and $25 million, totaling $1.07 billion (AED 3.93 billion). The remaining 13 transactions each exceeded $25 million (AED 91.75 million), with an aggregate value of $499.7 million (AED 1.84 billion). These highest-tier deals represented 15% of all third-quarter sales above $10 million but contributed about 32% of total transaction value.
Palm Jumeirah led ultra-prime activity in the third quarter with 27 deals valued at $10 million and above, totaling $546.7 million (AED 2.01 billion). This accounted for approximately 31% of all luxury homes sold in that price bracket and 35% of their total value. Palm Jumeirah also represented five of the 13 transactions exceeding $25 million (38.5%), while Dubai Hills Estate and Emirates Hills each posted two deals in that top bracket.
Among other prime communities in Q3, Jumeirah Second ranked second with 10 transactions exceeding $10 million, totaling $162 million (AED 594.9 million), followed by Emirates Hills with seven sales totaling $147.7 million (AED 542.5 million). Dubai Hills Estate registered six deals totaling $156.6 million (AED 574.9 million), while Jumeirah Golf Estates recorded six sales totaling $89.9 million (AED 330.1 million).
Faisal Durrani, partner and head of research for MENA at Knight Frank, stated that Dubai's luxury home market maintained high sales volumes in Q3 2026 despite broader regional geopolitical conditions. Louis Harding, partner and head of residential real estate in the UAE at Knight Frank, noted that buyer demand on Palm Jumeirah continues to be driven primarily by end-users seeking permanent homes or holiday residences rather than short-term speculative investors.
