Sharjah registered AED 46.8 billion in real estate transactions during the first nine months of 2026, drawing approximately 10,000 new investors representing more than 130 nationalities, Emirates 24|7 reported citing discussions at the ninth Sharjah Investment Forum (SIF 2026). Rental yields across the emirate were estimated at between 8% and 12%, bolstering its competitiveness in regional property investment.

Speaking at a panel titled 'Real Estate as an Economic Engine', Obaid Abdulrahman Al Madhloum, Director of the Real Estate Projects Regulation Department at the Sharjah Real Estate Registration Department (SRERD), emphasized that legal stability and transparency underpin sustainable capital inflows. Al Madhloum noted that investor interest has progressively broadened from completed assets toward off-plan units and integrated residential communities.

Al Madhloum also highlighted regulatory services provided via the Aqari platform under the Sharjah Digital initiative, which rolled out project registration, preliminary sales contracts, resale mechanisms, and escrow account protections at the beginning of 2026. Regular disclosure of market and transaction data serves to support informed investor decision-making.

Yousif Ahmed Al Mutawa, Chief Real Estate Officer at the Sharjah Investment and Development Authority (Shurooq), cited destination-led developments such as Sharjah Sustainable City, Maryam Island, and Ajwan in Khorfakkan as examples of diversification across residential and coastal segments. Eng. Raymond Khouzami, Vice Chairman of Al Thuriah Properties, noted that urban expansion, infrastructure connectivity, and entry of new developers are reinforcing demand for family-sized apartments and sustained rental returns.
