According to TNT Magazine, obtaining a 10-year UAE Golden Visa through real estate investment requires a minimum property valuation of AED 2 million, a threshold established by the UAE Ministry of Economy. The requirement can be met through a single unit or divided across multiple properties, and off-plan units qualify if purchased from government-approved local developers.
For mortgaged purchases, the Dubai Land Department permits applications provided a bank letter certifies that at least AED 2 million has been paid outright, the report noted, citing Arabian Business. Published administrative service charges for securing the residency come to approximately AED 9,885.
Applicants must secure health insurance for themselves and any sponsored dependents, with the visa permitting sponsorship of spouses and children. In contrast to standard UAE visas that expire if the holder remains abroad for over six months, Golden Visa holders retain their residency even during extended stays outside the country.
TNT Magazine also highlighted that units resold prior to handover cease to count toward visa eligibility. Additionally, the outlet noted that obtaining UAE residency does not automatically establish non-residence status for foreign tax regimes, such as the United Kingdom's HMRC regulations.
