Dubai office rents averaged AED 241 ($66) per square foot in the third quarter of 2026, according to the latest Dubai Office Market in Minutes report published by Savills Middle East. The market recorded approximately 20,200 rental transactions during the quarter, maintaining steady activity despite an 8 percent decline in leasing volumes compared to the previous quarter.
New leases accounted for 51 percent of total commercial transactions during Q3 2026, while lease renewals represented 49 percent. Savills stated that corporate relocations, renewals, and ongoing interest in established hubs such as Dubai International Financial Centre (DIFC), Downtown Dubai, and Business Bay supported market momentum.
Leasing activity was heavily weighted toward smaller office units. Commercial spaces measuring under 1,000 square feet accounted for 66 percent of transactions, while offices smaller than 500 square feet alone made up 40 percent of total rental activity during the period.
Between 2026 and 2030, Dubai is projected to deliver approximately 20.4 million square feet of gross leasable commercial office space, with a more substantial acceleration in supply expected starting in 2028. Strata-owned properties are projected to represent 86 percent of new additions in 2028 and 78 percent in 2029, increasing the availability of individually owned office units.
Savills forecasts steady demand for Dubai office space through the rest of 2026, driven by corporate relocations and regional business expansion. The firm noted that modern, well-connected prime buildings with sustainability credentials will remain in demand, whereas secondary office properties could face longer leasing periods.
