Dubai recorded 131 transactions of homes priced at US$10 million or higher in the second quarter of 2026, totaling US$2.17 billion, according to data from Knight Frank cited by BriefAsia. The total sales value marked a 27 percent decrease compared to the previous quarter.

Hong Kong significantly narrowed the gap with Dubai in super-prime real estate transactions over the same period. While Knight Frank did not publish the exact transaction counts or total sales values for Hong Kong, the figures indicate renewed transaction momentum among ultra-high-net-worth buyers.

The report highlighted that Hong Kong's super-prime property market previously encountered headwinds between 2019 and 2023. Hong Kong's structural position as a gateway to mainland China and its financial services infrastructure are supporting buyer confidence, despite constraints such as stamp duties and constrained land availability.

BriefAsia noted that escalating regional conflict involving Iran has introduced volatility into Dubai's luxury property sector. This development has prompted some international investors to diversify their residential real estate portfolios into Asian markets perceived as more stable.
